LOCATION Shaymoor Lane is located to the north west of Bristol, accessed via Junction 16 of the M5 at Almondsbury. It is well situated near to the M5 and M4. The land is surrounded by agricultural land, with a neighbouring residential property to the West and the Bristol to Newport railway line to the south. DESCRIPTION The land has recently been cleared of overgrowing vegetation and would suit a use as pony paddocks, private family allotments or a peaceful retreat from the city. There is one poly tunnel on site and the Vendor plans to lay additional topsoil and reseed some areas. A rhyne marks the northern boundary with the adjacent farm land, whilst the southern boundary with the railway line is fenced. The railway line is located at the top of a ‘stone hill’, with a number of mature trees and shrubs creating a thick boundary between the land and the line. These trees are maintained by the railway authority and the purchaser will not be responsible for pruning over the line. Lot 13 is accessed over the hardcore area through the first gate. The land runs down the northern side of Lot 14 between the Lot 14 fence and the rhyne. About 300m southeast, at a gate, the southern boundary extends further to meet the boundary with the railway line. The railway line is fenced along the boundary, and the purchaser will be obliged to maintain this fence. About 400m from the boundary gate, Lot 13 opens out over the rhyne to the north creating a wide area for the polytunnel and vehicle turning. Lot 13 then narrows again and extends east to a nature area, left wild by the Vendor, but with good access. There is a public footpath that runs from the eastern boundary, over the nature area, to a footbridge located 140m north west on the northern boundary. A small patch of Lot 13 is currently let to a bee keeper, who keeps three hives in exchange for 6 jars of honey a year. This agreement can be ended by either party with 9 month’s notice. Lot 14 has a right of way, with shared maintenance costs, over the hardcore area and south east along the track, owned by Lot 13. Lot 14 extends down to the gate, about 400m south east of the access gate, comprising more than the area currently fenced and grassed.
